Flat roof repairs in Exeter

Flat roofs cover a lot of Exeter's extensions, garages, dormers and porches, and they're usually the first part of a house to leak. Water has nowhere fast to go on a flat surface, so a small split or a dip that holds a puddle can let rain in long before the rest of the roof shows any sign of age. Tell us what's happening and a local roofer will get in touch to find the problem and quote for the fix.

Signs you need flat roof repairs

  • Water pooling on the roof for days after rain
  • Bubbles or blisters in the felt surface
  • Splits, cracks or open seams, especially around the edges
  • Damp patches or staining on the ceiling below the flat roof
  • Lifting edge trims or flashing where the roof meets a wall
  • Moss or plant growth on the roof surface

What the job involves

Flat roofs are usually one of three types. Traditional felt is built up in layers and is common on older extensions and garages. Rubber membranes, usually EPDM, come in a single sheet. Fibreglass (GRP) is laid as a resin coat. Each is repaired differently. In general, small splits and blisters can be patched, worn edges and flashing can be resealed, and a roof that's pooling may need its falls corrected so water drains off.

If the deck underneath has gone soft from long-term water damage, a patch won't last, and the roofer may recommend replacing that section or the whole covering. A good roofer will explain which you need and why, so you're not paying for a full replacement when a repair will do.

Local factors in Exeter and Devon

Devon gets a lot of rain, and flat roofs feel it more than pitched ones. Wind-driven rain pushes water into weak seams and under edge trims. Leaves from Exeter's many mature trees can block outlets and gutters so water backs up on the roof. A quick clear of outlets in autumn and a check after winter storms can add years to a flat roof.

If your home is in one of Exeter's conservation areas and the flat roof is visible from the street, check with your roofer before changing the material or appearance, as some changes can need planning permission.

What happens when you enquire

Tell us about the roof: what it's over, roughly how old it is if you know, and what you've noticed. A photo of the roof surface and any ceiling damage helps. We'll pass this to an established local roofer, who'll contact you, inspect the roof and quote for the repair. There's no charge for enquiring.

Frequently asked questions

How much does a roof repair cost?

It depends on the job. As a guide, MyJobQuote's October 2026 UK figures put replacing a handful of slipped tiles at around £150–£350, a minor leak repair at £150–£400, and a flat roof patch repair at £200–£700. Bigger jobs, like a sagging roof section, can run into thousands. Your roofer will give you a fixed quote after inspecting the roof.

How quickly can a roofer come out?

It depends on the job and the time of year. Urgent jobs, like active leaks and storm damage, are prioritised, and the roofer will aim to get to you as quickly as possible. Non-urgent repairs are booked at a time that suits you. Winter storms are the busiest time, so getting small faults fixed in the autumn helps.

Is the quote free?

Yes. Enquiring is free and the roofer's quote is free, with no obligation to accept it.

What happens after I fill in the form?

We pass your enquiry to an established local roofer covering your area. They'll contact you, usually by phone, to ask a few questions and arrange a visit. After inspecting the roof, they'll give you a quote, and you decide whether to go ahead.

Do I need a repair or a whole new roof?

Most problems can be repaired. A roof usually needs replacing only when damage is widespread, the timbers underneath have failed, or the covering has reached the end of its life. The roofer will explain what they find and why, so you can decide.

Is water pooling on my flat roof a problem?

A little water that drains within a day or two is normal. Water that sits for days puts constant pressure on the roof covering and speeds up wear. It usually means the falls need correcting or an outlet is blocked.

What type of flat roof do I have?

Most are felt, rubber (EPDM) or fibreglass (GRP). Felt has a gritty or mineral surface, EPDM looks like a single smooth black sheet, and fibreglass has a hard, slightly glossy finish. If you're not sure, a photo with your enquiry helps the roofer.

Who will carry out the work?

An established, independent local roofer who we've vetted for a solid reputation and quality of work. They quote, carry out the work and are responsible for it.
